Motorized Patio Screens in Conroe, TX
Conroe has been growing faster than almost anywhere in Texas, and the new housing arrives with covered outdoor living built in. Sable Outdoor Living designs and installs motorized screens that make those spaces usable through the year.
Outdoor Living in Conroe
Conroe is the seat of Montgomery County and one of the fastest-growing cities in the country. The Census Bureau put the population at 89,956 in 2020 and estimated 119,564 by mid-2025 — roughly a third larger in five years. It was also named the fastest-growing large city in the United States in the 2015–16 estimates.
That growth has a very specific shape for our work: it is largely master-planned, and the communities have leaned hard into wooded outdoor living. Grand Central Park, five miles north of The Woodlands off I-45, is described by its developer as more than a thousand acres of natural wooded environment with six lakes. ARTAVIA on the SH 242 corridor markets a naturally wooded setting across roughly 2,800 acres. Harper's Preserve is built around a 160-acre forested preservation area. Evergreen and Cielo are adding more.
Much of that housing was delivered with a covered patio as standard. Conroe sits in the southwestern corner of the East Texas Piney Woods, so the canopy is real — but young subdivisions have young trees, and a west-facing patio on a new lot takes the full afternoon with nothing shading it.
What a New Conroe Patio Is Up Against
Solar, insect, privacy and weather protection can often be configured within a coordinated motorized screen system. Storm protection is a separate product and specification class with its own structural and product requirements.
Solar & Heat Control
Newer Conroe subdivisions have limited mature canopy, so west-facing patios take the afternoon undiluted. Often the opening that needs attention first.
InsectsInsect Protection
Montgomery County Mosquito Control describes the local season as running May through October — six months of evenings.
PrivacyPrivacy Screens
Newly platted sections have narrow side yards and two-story elevations close together, with landscaping that has not filled in.
WeatherVinyl Weather Protection
For the exposed side, so a covered patio keeps working through the wetter and cooler months.
Outdoor Spaces in Conroe's Master-Planned Communities
New Sections, New Patios
Conroe has plenty of both. On an existing patio, the questions are the span of each opening, what the beam and column line give the housing and side tracks to mount to, and how power reaches the head of the opening — all settled at the measure.
On a home still being built, the answer is better. Pocketed housings, side tracks planned into columns and pre-run circuits produce a patio where the system is close to invisible when it is up. If your builder has not closed the ceiling yet, that conversation is worth having now — see new construction and recessed installs.
Conroe master-planned communities are commonly deed-restricted with an architectural review committee. Under Texas Property Code § 209.00505, associations of more than 40 lots must give written reasons if an application for improvements is denied and must offer a hearing on request. Harper's Preserve, for example, publishes two separate associations. Confirm your community's requirements before ordering — we will help you understand what is commonly needed.
How a Sable Project Is Planned
Design consultation
We look at the space with you: how you use it, when it stops working, and which openings actually need to close.
Measure & specify
Every opening is measured and specified on its own — span, mounting surface, fabric, finish, and where the housing disappears.
Design review & planning
Where an architectural review committee applies, we help you understand what it asks for and what information is commonly needed.
Installation & programming
Once the system is installed, we program the controls and walk you through how everything works.
Conroe FAQ
Do you work in the Conroe master-planned communities?
Yes — Grand Central Park, ARTAVIA, Harper's Preserve and the newer sections along SH 242 and Loop 336 are all inside our normal working area, along with established neighborhoods closer to downtown Conroe.
My home is brand new. Is it too soon for screens?
No — it is the ideal time. If the builder has not finished the ceiling, a pocketed housing is still on the table. Even after completion, a new patio is often the most straightforward kind to retrofit because the structure is known and documented.
Will my HOA allow motorized screens?
That depends on your community's covenants and architectural review process, and we cannot answer it for you. What we can do is help you understand the requirements that appear to apply and identify the information commonly needed for a submission. We will not tell you a product or color automatically complies.
How far is Conroe from your usual work?
Grand Central Park sits about five miles north of The Woodlands, and downtown Conroe is a short run up I-45. Conroe is core service area, not an outlying job.
Which opening should I screen first?
Often the one facing west, because on a newer Conroe lot there is less often a mature tree standing between it and the afternoon sun.
