Outdoor Living in Magnolia
Most of what people call Magnolia is not inside the city limits. The incorporated city is small; most Magnolia addresses across ZIPs 77354 and 77355 are in unincorporated southwestern Montgomery County. Census data covering the wider Tomball and Magnolia region shows it grew close to twenty percent between 2019 and 2024.
That growth arrived along two corridors. FM 1488 carries the newer master-planned development — Audubon, roughly 3,000 acres with a large community park system and preserved historic trees, sits directly on it, and NorthGrove is a little further east on FM 2978. Meanwhile the SH 249 extension, completed in stages between 2020 and 2022, made the whole area far easier to reach and pulled more building with it.
The other half of Magnolia has not changed: large-lot and acreage properties spread through the unincorporated county, often with detached garages, workshops and freestanding garden structures rather than a single covered patio off the back of the house. Those are genuinely different screen projects — more spans, more distance from the meter, and more likely to involve a structure that was never designed to carry a screen.

Acreage Structures and Corridor Subdivisions
On an acreage property the practical constraints are often distance and structure: getting a circuit out to a detached pavilion or shop, and establishing whether what is standing can carry a motorized screen at all. We would rather add a proper header than fix a screen to something that will not take it.
In the newer FM 1488 and FM 2978 communities the work looks much more like a standard subdivision retrofit — or, better, a new-construction conversation while the builder still has the ceiling open.
Unincorporated Montgomery County has no zoning, so land use is governed by deed restrictions and, where they exist, HOA covenants rather than city ordinance. Newer communities such as Audubon and NorthGrove are deed-restricted with architectural review. Older acreage tracts may have few or no restrictions — confirm what applies to your property before ordering, because we cannot determine it for you.

Do you work on acreage properties outside the city limits?
Yes — most Magnolia addresses are unincorporated county, and that is squarely within what we do. Detached structures need their own power, which can be the largest single item on those projects.
Can you screen a detached pavilion or barn opening?
Often, provided the structure can carry the load and there is a straight, square run at the head of the opening. We will tell you at the consultation if it cannot, rather than mounting to something inadequate.
Do you cover Audubon and NorthGrove?
Yes. Both are inside our normal working area, along with the rest of the FM 1488 and FM 2978 corridors.
Do I need HOA approval out here?
It depends entirely on the property. Newer master-planned sections are deed-restricted with architectural review; some older acreage tracts have very few restrictions. Check your deed and any association documents — we can help you understand what a submission commonly needs, but we cannot tell you what applies to your title.
How far is Magnolia from your usual work?
Straight west from The Woodlands on FM 1488. It is core service area, and the southern part of the Magnolia postal area is closer to us than parts of Conroe.
