Cypress is unincorporated Harris County — not a city at all, despite being large enough that if it were incorporated it would rank among the bigger cities in the United States. The 77429 and 77433 ZIPs together held roughly 200,000 people at the 2020 Census, and Census data reported in early 2026 shows the growth concentrated in 77433 near the Grand Parkway.

What makes Cypress genuinely different from the rest of our footprint is the landscape. US 290 roughly divides wooded country to the northeast from prairie and former ranch land to the southwest, and the big new communities are on the open side. Bridgeland spans around 11,500 acres between US 290 and I-10 with roughly 3,000 acres of open space including 900 acres of lakes. Towne Lake is built around a 300-acre recreational lake. Neither has a pine canopy to hide behind.

For screens that matters in two ways. Exposure is higher — more direct sun on a west elevation, more wind across open ground, more reflected glare where there is water. And the housing is new, which means covered patios are close to standard and the structures are documented, making retrofit unusually straightforward.

Cypress also sits in the Cypress Creek watershed, which the Harris County Flood Control District describes as covering 267 square miles with about 250 miles of open waterways. That is worth knowing as context for standing water and insect pressure after heavy rain.

Catching the Build Before the Ceiling Closes

Retrofit here is often straightforward, because much of the housing is recent, the covered patios were built to current standards and the structures are documented. The site measure can be a matter of confirming rather than investigating.

Because so much is still being built, though, the better conversation is often the earlier one. A pocketed housing costs very little extra while the ceiling is open and is effectively impossible afterwards — see new construction and recessed installs.

Unincorporated Harris County has no zoning. Land use is governed by deed restrictions and municipal utility districts, which are created under the Texas Water Code and regulated through the TCEQ. Communities like Bridgeland and Towne Lake are deed-restricted with architectural review, and Texas Property Code § 209.00505 requires associations of more than 40 lots to give written reasons for denying an improvement application. Do you work in Bridgeland and Towne Lake?

Yes, along with Fairfield, Coles Crossing and the rest of the 77429 and 77433 area. Cypress is the southwestern edge of our footprint but it is well within normal working distance.

Is wind a bigger problem out here?

On the prairie side of US 290, yes — there is far less to break it than on a wooded lot further north. That affects fabric choice, mounting and how disciplined you want to be about retracting ahead of weather.

My builder is still finishing the house. Should I wait?

No — talk to us now. A pocketed housing has to be coordinated with framing and ceiling build-up, and that window closes when the drywall goes up.

There is a lake behind our house. Does that change anything?

Two things. Reflected glare off water arrives from a lower angle, which can affect fabric choice. And standing water nearby is exactly the condition mosquitoes need, so the insect specification can matter more.

Who approves exterior changes here?

Your community association, through its architectural review process — there is no city zoning in unincorporated Harris County. We can help you understand what a submission commonly needs, but the decision is the association's.
