The Woodlands was planned around its trees, and that decision shows up in almost every backyard. Lots sit under a pine canopy, homes were built with covered patios and outdoor kitchens as standard rather than as an upgrade, and pool surrounds and pergolas are common enough to be unremarkable.

Serving The Woodlands Village by Village
The Woodlands is organized into villages, and they are not interchangeable. The older villages tend to have larger, more wooded lots where insects and dappled glare dominate. The newer ones tend to have tighter lots and more recent construction, where privacy and west-facing sun come up first.
The villages also matter procedurally: each has its own elected Residential Design Review Committee, and the lot-level criteria that sit alongside the published standards vary from one neighborhood to another and often within a neighborhood. One more geographic note that catches people out — Creekside Park is in Harris County, while most of The Woodlands is in Montgomery County.

Exterior Changes and Residential Design Review
The Woodlands Township states that the Covenants require prior written approval from the Residential Design Review Committee, or its designated staff, before the placement, construction, alteration or repair of any structure or improvement on a lot with an existing single-family dwelling. Motorized screens are an exterior improvement, so the application goes in before the work happens.
Applications are submitted through the Township's Civic Access portal, and the published Standards state that completed applications are reviewed and acted upon within 45 days of receipt — with a completed application not acted upon by an RDRC within that window automatically disapproved. Appeals must be received within 10 days of notice of a decision.
One thing worth knowing before you start: the current Standards do not use the words "retractable" or "motorized" at all, so a motorized patio screen is not classified as a distinct improvement type. Do Woodlands homeowners need design approval for motorized screens?
The Covenants require prior written approval for exterior improvements, and screens are an exterior improvement. Requirements vary by village and by property, and lot-level criteria are not published as part of the Standards. We help you understand what appears to apply and what a submission commonly needs. Can screens be added to a patio that is already built?
Often, yes — an existing covered patio is a common starting point. What decides it is the span of each opening, the mounting surface, whether there is a clean place for the housing and side tracks, and whether power can be run.
Will screens actually help with mosquitoes?
An insect mesh is specified to keep mosquitoes and small flying insects out of the opening while air still moves through it. It closes the room; it does not treat the yard, and we would not claim otherwise.
Which opening should I screen first?
Often the one that fails first — a west-facing opening taking the afternoon sun, say, or whichever side the evening insects come from. Openings can be phased, provided the specification is planned that way from the start so the later ones match.
