Spring is not a city. It is an unincorporated census-designated place in Harris County, and the postal area spreads across two counties — ZIP 77389 is Harris, ZIP 77386 is Montgomery. It is worth knowing that several ZIPs with a Spring mailing address are functionally The Woodlands, which is why some homeowners here are genuinely unsure which page applies to them. Either way, we work in all of it.
The housing splits cleanly in two. The older core around Old Town Spring, Klein and the Champions area was largely built from the 1970s through the 1990s, and the Census puts the Spring CDP median home value well below the newer cities around it, with owner-occupancy around three quarters. Those neighborhoods have something the new subdivisions do not: thirty or forty years of tree growth. Then there is the newer half — Springwoods Village and CityPlace around the ExxonMobil campus at I-45 and the Hardy Toll Road, Harmony against the Spring Creek Greenway, and the 77386 and 77389 growth generally.
The Spring Creek Greenway is a genuine local factor. It is one of the largest forested urban corridors in the country and forms the Harris–Montgomery county line. Backing onto it is wonderful and it is also a permanent insect reservoir.

What a 1990s Patio Cover Can Take
Older patios throw up things a new build never does. Patio covers added in the 1990s were not always built to a documented standard, headers are sometimes not straight or square along their length, and getting a circuit to the head of an opening can mean working around finishes nobody wants disturbed.
None of that is a reason not to do the work — it is a reason the site measure matters. What it does mean is that an honest assessment sometimes concludes that a header needs building before a screen can mount to it.
The newer half of Spring is a different conversation, and if the house is still going up, see new construction and recessed installs.
Unincorporated Harris County has no zoning, so land use is governed by deed restrictions and municipal utility districts rather than city ordinance. Subdivisions here are commonly deed-restricted with an architectural review committee. Under Texas Property Code § 209.00505, associations of more than 40 lots must give written reasons for denying an improvement application and must offer a hearing on request.

My address says Spring but I think I'm in The Woodlands. Which is it?
Both are common. Several Spring ZIPs list The Woodlands as an acceptable postal name, and ZIP 77386 is in Montgomery County while 77389 is in Harris. It makes no difference to us — both are core service area. The The Woodlands page covers the design-review process if your property is under Township covenants.
Can screens be added to a patio cover built in the 1990s?
Often, yes. What has to be checked is whether the header is straight, square and structurally adequate along the full span. If it is not, adding a proper header is often a modest piece of work and the right thing to do.
We back onto the greenway. Will screens actually help with mosquitoes?
An insect mesh closes the opening, and on a property against a forested corridor that is the difference between using the patio in the evening and not. It does not treat the greenway, and nothing will.
Do you work in Klein and the Champions area?
Yes. Klein is an unincorporated Harris County community coextensive with Klein ISD, and Champion Forest and the surrounding subdivisions are all inside our normal working area.
Is mature tree cover a problem for installation?
The consideration is debris more than the trees themselves. Overhanging trees drop material into housings and tracks, and where that is heavy it affects both the specification and how often the system wants cleaning.
