Outdoor Living in Montgomery

The City of Montgomery itself is tiny — 1,948 people at the 2020 Census, and one of the oldest towns in Texas, incorporated in 1848. The Montgomery postal area is a completely different figure: a little over 32,000 people across ZIP 77356, most of them in unincorporated Montgomery County around Lake Conroe.

That lake is the defining fact for outdoor living here. Lake Conroe covers roughly 19,640 surface acres with about 150 miles of shoreline, jointly owned by the San Jacinto River Authority and the City of Houston, and filled in 1973. The communities that grew around it — Bentwater, with about 1,400 acres and 54 holes of golf and a full-service marina; Walden on Lake Conroe; the gated Grand Harbor, which markets wooded estate-sized lots both waterfront and inland — were built around water and view.

Two things follow for screens. Waterfront terraces take wind straight off open water with nothing to break it, and reflected glare off the lake arrives at a lower angle than a roof was designed to stop. And communities like Walden and Grand Harbor operate published deed restrictions with their own architectural control committees, so exterior work is reviewed.

Note that Woodforest, though it carries a Montgomery mailing address, sits in south Montgomery County off FM 1488 — much closer to Magnolia and The Woodlands than to the town itself. We work in both.

Two starting points

Older Terraces and New Lakefront Builds

Much of the lakefront housing stock here dates from the 1970s through the 2000s, so retrofit is a common starting point — and older waterfront construction throws up its own questions about what the structure can carry and where power can realistically run.

Newer custom builds and the Woodforest side of the county are a different conversation, and a better one: openings sized to the system, pocketed housings and pre-run circuits. See new construction and recessed installs.

Walden on Lake Conroe and Grand Harbor both publish deed restrictions and operate architectural control committees, and other communities here do the same. Under Texas Property Code § 209.00505, associations of more than 40 lots must give written reasons for denying an improvement application and must offer a hearing on request. Confirm your association's current requirements before ordering.

Montgomery FAQ

Do you work in Bentwater, Walden and Grand Harbor?

Yes. Those communities and the surrounding unincorporated lakefront are all inside our normal working area. Several are gated, so we arrange access with you in advance of the measure.

Is wind off the lake a problem for motorized screens?

It is a real design factor. Exposure informs fabric choice, mounting and how disciplined you need to be about retracting. Everyday screens are stowed ahead of high wind — storm protection is a separate product and specification class with its own structural and product requirements, covered on storm protection screens.

Will a screen block the lake view?

That is the trade-off, and on a waterfront property it is the trade-off. An open weave keeps most of the view; a denser fabric keeps less. This is one of the cases where judging samples on site, looking at your actual view, matters more than any specification sheet.

Does Woodforest count as Montgomery?

It carries a Montgomery mailing address but sits in south Montgomery County off FM 1488, closer to Magnolia and The Woodlands. Either way it is inside our working area — see Magnolia as well.

Are there special considerations near the water?

Humidity and, on pool decks, chlorine make finish and hardware selection worth deliberate attention. We confirm current manufacturer guidance for wet environments rather than assuming a standard specification is fine.
